SAFETY

Keeping your property safe is essential, with the growing number of disputes between landlords and tenants over the quality of homes, the Fitness for Human Habitation Act has placed a number of obligations on landlords to ensure they assess regularly. Tenants are not always able to identify safety issues within a home and its a landlords responsibility to ensure that they employ a service to keep them compliant.

Smoke Alarms

Smoke alarms are required on EACH floor of your property, you will be obligated to ensure that these are in date and replaced every 10 years. Be aware some smoke alarms only have sensors lasting for 3 years and these will need to be replaced more often. Our staff have alarms available should you need them.

Carbon Monoxide (CO) Alarms

Current regulations require all properties with a gas supply to have a carbon monoxide alarm installed within 1.5m of any sealed gas appliance. Installation requirements are set out by British Standard (BS) whereby alarms should be installed above the appliance, within 30cm of any wall/ceiling intersection. Getting your Gas Safety (CP12) inspections, EICR electrical safety inspection, PAT portable appliance certification can be just some of the complex list of issues to navigate. Let us support you in getting it right from day one.
